UAE waterproofing failures are almost entirely preventable - they stem from skipped primers, missed detail treatments, wrong system selection, or application in extreme heat. Here are the six most common failures on UAE projects.
Liquid Membrane Skinning at Surface Before Penetrating Substrate - Applied at 55°C+ in Summer
UAE summer concrete surface temperatures regularly exceed 55°C in mid-morning sun. Water-based liquid waterproofing membranes applied to these surfaces flash-evaporate at the surface - the water carrier evaporates before the membrane compound can penetrate the concrete substrate. The result is a membrane that skins at the surface and appears complete but has zero adhesion below and can be peeled off by hand. This failure is widespread on UAE flat roof applications installed between June and September and is entirely avoidable with correct timing and substrate preparation. One 2,000m² roof reapplication in Dubai costs AED 180,000–350,000 - four times more than the original application cost.
Liquid Membrane De-Bonding in Sheets from Roof - Primer Was Omitted
The most common cause of complete liquid membrane de-bonding on UAE flat roofs is omission of the concrete primer. Without primer, the membrane bonds to the powdery laitance layer on the concrete surface - not to the concrete itself. Once thermal cycling begins in summer, the laitance layer peels from the concrete, taking the entire membrane with it. The membrane is found intact but lying loose on the roof surface.
Membrane Tearing at Wall-Floor Junction - No Fabric Reinforcement at Detail
Flat membrane applied across a right-angle wall-floor junction tears at the corner under the cyclical movement of the junction as the structure thermally expands and contracts. A flat membrane cannot bridge a 90° junction without reinforcement - the fabric becomes a stress concentrator rather than a distributor at the corner. This failure appears as a clean tear running the length of the parapet wall base.
Pool Leaking at Construction Joint - Waterstop Not Installed in Structure
Pool shells without waterstops at construction joints between the floor slab and walls leak at the joint under hydrostatic water pressure even when fully waterproofed on the interior surface. The waterproofing coating bridges the joint visually but the concrete-to-concrete interface at the joint allows water to migrate through the joint gap - bypassing the coating completely.
Two-Coat Membrane Below Minimum DFT - Over-Applied Area, Under-Applied Thickness
Contractors regularly spread waterproofing membranes over larger areas than the product coverage rate permits in order to reduce material quantities. A membrane specified at 0.8 kg/m² per coat applied at 0.5 kg/m² achieves only 60% of the specified dry film thickness - and 60% of the specified performance. This is an invisible failure that is only detected during the first heavy rain.
Sheet Membrane Leak at Seam - Lap Joint Not Heat-Welded Through Full Width
Bituminous sheet membrane lap joints that appear sealed but leak under water pressure have typically been heat-welded along the edge only - the centre of the lap remains unmelted and cold. The edge seal holds under inspection but fails under hydrostatic head as water finds the un-welded centre path. This is a torch-application technique failure, not a material failure.

Cementitious liquid waterproofing membranes are cement-based, low-cost, and easy to apply - but they have limited elongation (typically 50–100%) and will crack if the substrate moves significantly. Polyurethane liquid membranes are rubber-based, with elongation of 300–600%, and can bridge cracks and movement joints in UAE roof and deck applications. For UAE flat roofs subject to high thermal cycling (surface temperatures 20–80°C), only an elastomeric system - PU, acrylic, or polymer-modified cementitious - with minimum 300% elongation at break provides the crack-bridging performance required for long-term performance. Cementitious waterproofing is suitable for wet rooms, pools, and below-grade applications where crack-bridging is not the primary requirement.
Crystalline waterproofing (Xypex, Kryton Krystol) works by reacting with free lime and moisture in concrete to form insoluble calcium silicate crystals that permanently fill capillary pores and micro-cracks. Unlike coatings, crystalline systems penetrate into the concrete matrix - they cannot be delaminated and continue to grow crystals when water is present. Critically, crystalline systems can be applied to the negative (water-facing) side of a basement wall - meaning they can be applied from inside an existing building without excavation. This makes them ideal for basement remediation, below-grade tank repair, and any application where excavating for positive-side waterproofing is not feasible.
Yes - waterstops are mandatory at every construction joint in a water-retaining structure. The construction joint between the floor slab and the walls of a pool is a concrete-to-concrete interface with no structural bond - it is a potential water migration path regardless of how well the interior surface is waterproofed. A PVC dumbbell waterstop (Sika SikaFuko, Mapeband PVC) or hydrophilic swelling strip (Mapeswellband, SikaFuko) installed centrally in the joint before casting the second pour provides a permanent mechanical seal.
