Floor system failures are almost never caused by the product - they are caused by wrong specification, moisture in the slab, skipped surface preparation, or wrong application conditions. Here are the six most common on UAE projects.
Epoxy Floor Blistering Across Entire Ground-Floor Warehouse - Osmotic Pressure from Slab
The UAE climate creates a chronic moisture vapour problem in ground-bearing concrete slabs. Soil moisture beneath slabs remains near-constant year-round at high humidity, while summer surface temperatures drive vapour pressure upward. Standard epoxy coatings are vapour-impermeable - they trap the vapour beneath the film. As osmotic pressure builds, the coating blisters in a characteristic circular pattern visible within weeks of installation in summer. Once blistering begins, the entire coating must be removed - there is no patch repair for osmotic blistering. On one 5,000m² UAE warehouse, the remediation cost was 4x the original coating contract value.
Epoxy Coating Delaminating in Sheets - Laitance Not Removed Before Application
Laitance on concrete surfaces is invisible after dusting and cleaning - the floor looks grey and clean. An epoxy primer applied to laitance bonds to the laitance, not the concrete. The laitance layer has near-zero tensile strength and peels in sheets under foot traffic within weeks, taking the entire floor coating system with it. This failure pattern is widespread on UAE new-build projects where programme pressure prevents the minimum 28-day concrete cure required before coating.
Self-Levelling Screed Cracking During Cure - Applied in Direct UAE Summer Heat
Self-levelling screeds applied to hot concrete substrates in UAE summer conditions flash-set at the surface, preventing moisture escape from the body of the screed. The resulting differential cure between surface and body causes map-cracking within 24 hours. Calcium sulphate screeds are particularly vulnerable - they are prohibited from use in direct sun without effective environmental control.
Epoxy Floor Failing in Commercial Kitchen Under Steam & Thermal Cycling
Standard epoxy floor coatings have a glass transition temperature (Tg) of approximately 50–60°C. In commercial kitchens where steam cleaning equipment reaches 80–90°C, the epoxy coating softens, loses adhesion, and delaminates under cleaning machine wheel loads. This is a fundamental material properties mismatch - not a product quality failure. It is entirely preventable with correct specification.
Decorative Epoxy Topping Ambering and Yellowing in UAE Lobby - Wrong Resin Type
Standard bisphenol-A epoxy resins are not UV stable - they undergo irreversible yellowing (ambering) on exposure to natural light or UV. In hotel lobbies, retail showrooms, and any space with natural light penetration, a standard epoxy floor topping will visibly yellow within 3–6 months of installation, destroying the design intent and requiring full replacement.
Epoxy Coating Not Curing - Soft, Tacky Surface 48 Hours After Application
Two-component epoxy floor coatings that remain soft or tacky after 48 hours have been mixed at the wrong A:B ratio - typically caused by inaccurate volumetric measurement or incomplete mixing. Partially cured epoxy cannot be topcoated or trafficked and must be completely mechanically removed before reapplication. In large-area commercial projects, this failure costs tens of thousands of AED in remediation.

Before You Buy - Flooring Questions Answered
Standard epoxy floor coatings have excellent compressive strength, chemical resistance, and adhesion to concrete - but they are brittle at elevated temperatures and will soften above 60°C. Polyurethane cement (PUC) composites combine a cementitious aggregate matrix with a polyurethane resin binder. The result is a floor system that is thermally shock-resistant (-20°C to +100°C), chemical-resistant, and compatible with steam cleaning and wet-wash-down environments. PUC is mandatory for commercial kitchens, food processing plants, and breweries where both hygiene and thermal shock performance are required simultaneously. It costs approximately 30–50% more than standard epoxy mortar but cannot be substituted in HACCP-regulated environments.
Blistering in UAE epoxy floors is almost always caused by moisture vapour pressure from the concrete slab below. Ground-bearing slabs remain in contact with high-humidity soil year-round, and summer heat drives vapour upward through the slab. Standard epoxy is vapour-impermeable - it traps the vapour and blisters under osmotic pressure. Prevention requires: testing slab moisture content before any primer application, and specifying a moisture vapour suppression (MVS) primer such as Sikafloor-161 when MC exceeds 4%. On extremely wet slabs, the correct specification is a polyurethane cement system, which is moisture-tolerant by design.
A self-levelling screed is required when the concrete substrate does not meet the flatness tolerance required for the specified floor finish. For decorative and thin-film coatings (metallic epoxy, polyaspartic, micro-cement), the substrate must achieve ≤3mm under a 2-metre straightedge - this is Flatness Class FL1 and new concrete slabs rarely achieve this without levelling. For industrial coatings 3–6mm thick, minor substrate undulation is absorbed by the system depth and a screed may not be required. For luxury hotel and retail finishes, always apply a self-levelling underlayment such as Mapei Ultraplan ECO as a base layer.
Slip resistance is rated R9–R13 to DIN 51130 - higher R means more grip. The required rating depends on application: R9 for dry foot-traffic areas (offices, corridors); R10 for food preparation areas, commercial kitchens, and shower rooms; R11 for external walkways, loading bays, and areas subject to oil contamination; R12 for ramps, workshop floors, and chemical plant walkways; R13 for extreme-risk processing areas. Anti-slip R-rating in an epoxy system is typically achieved by broadcasting quartz or aluminium oxide aggregate into the wet topcoat - increasing aggregate size and coverage increases R-rating by 2–3 grades.
