UAE summer conditions combine UV irradiance among the highest globally with surface temperatures exceeding 80°C on south-facing facades. Low-grade or incorrectly formulated silicone sealants oxidise at the surface (chalking), lose elasticity, and begin to pull away from the aluminium substrate as thermal cycling creates cyclic stress beyond the sealant's elongation capacity. Once adhesion loss begins, water ingress accelerates the failure.

MEP contractors routinely omit fire-rated sealant at cable and pipe penetrations through fire walls, either because it is excluded from their scope or because the wrong product is applied. Silicone Sealant Not Bonding to Glass Despite Correct Product Specification

Glass surfaces contaminated with mould-release agents from protective film, silicone-based cleaning products, or hand oils will not bond to even the highest-quality silicone sealant. Adhesion failure on glass is almost always a surface preparation issue - the product itself is rarely at fault.

Silicone sealant is the preferred choice for exterior glazing, facades, and high-UV environments because of its outstanding UV stability and temperature resistance (-40°C to +250°C). It cannot be painted. Polyurethane sealant is paintable, has excellent adhesion to concrete and masonry, and is the standard choice for expansion joints in concrete structures, paving, and facades. PU sealant degrades more quickly under direct UV without protection. For most UAE facade applications, specify silicone. For concrete expansion joints, specify polyurethane.

UAE Civil Defence approval is project-specific and requires a tested assembly submission rather than blanket product approval. Products that are routinely accepted in UAE Civil Defence submittals include Hilti CP 606 (firestop sealant, EI60–EI120), Sika Unitherm Firestop, and 3M Fire Barrier CP 25WB+. Always submit the full tested assembly - including substrate, penetrating services, and sealant - not just the product certificate alone. In most cases, polyurethane sealant is the correct specification for concrete expansion joints - not silicone. PU sealant has superior adhesion to concrete and masonry substrates, is overcoatable with deck coatings, and is available in traffic-grade formulations for car park and pavement joints. Silicone does not adhere reliably to concrete without specialist primers and is generally not appropriate for horizontal traffic-bearing joints. Use silicone on concrete only in specific facade or movement joint configurations confirmed by the manufacturer's adhesion test data.

MS (Modified Silicone) polymer or SMP hybrid adhesive sealants combine the flexibility of silicone with the paintability and adhesion strength of polyurethane in a single, isocyanate-free product. They bond to most construction substrates without primers, including powder-coated aluminium, GRC, composite panels, ceramics, and concrete. MS polymers are the preferred choice for structural panel bonding, composite cladding systems, and any application where a single product needs to bond and seal simultaneously.
