What is Ultracolor Plus?
Ultracolor Plus is a high-performance, anti-efflorescence, quick-setting and quick-drying polymer-modified mortar, free from Portland cement, for grouting tile joints up to 20 mm wide. It combines Mapei's water-repellent DropEffect® technology and mould-resistant BioBlock® technology to deliver a durable, hygienic, and easy-to-clean grout joint across floor and wall tiling.
Free from Portland cement, the anti-efflorescence formulation eliminates the white salt blooming that affects conventional cementitious grouts — producing consistent, uniform colour across the finished joint. Its very low emission of volatile organic compounds, combined with offset greenhouse gas emissions, makes it a strong specification choice for sustainable and green-building projects across the UAE. Application Guide — UAE Site Conditions
Follow these steps for optimum grouting performance with Ultracolor Plus in UAE's hot, dry, and high-humidity environments. Always refer to the current Mapei Technical Data Sheet for full mixing ratios and timings.
Joint Preparation
Ensure the tile adhesive has fully set before grouting — refer to the adhesive TDS for the minimum waiting time. Rake out and clean the joints to a uniform depth, removing all adhesive residue, dust, and debris. The joints must be clean, open, and free from any loose material to allow full grout penetration and a consistent finished depth.
Mixing
Add the Ultracolor Plus powder to the clean mixing water at the ratio stated on the Mapei TDS, mixing with a slow-speed drill and paddle until a smooth, lump-free, uniform-colour paste is achieved. Mix only the quantity that can be used within the working time — being a quick-setting product, working time is shorter than conventional grouts. Do not exceed the recommended water ratio, as over-watering causes colour variation and weakens the joint.
Grouting the Joints
Apply the grout diagonally across the joints using a rubber grouting float, working it firmly into the full depth of each joint to ensure complete filling with no voids or air pockets. Remove excess grout from the tile surface by holding the float at a steep angle and drawing it diagonally across the joints to avoid pulling grout out of the joint.
Cleaning & Finishing
Once the grout has begun to set but is still workable, clean the tile surface with a damp (not wet) sponge, working diagonally across the joints to avoid disturbing the grout lines. Being a quick-drying product, monitor the surface closely — clean before the grout haze hardens on the tile face, as cured grout is significantly harder to remove from textured tile surfaces.
Curing & Return to Service
Allow the grouted joints to cure per the Mapei TDS before exposing to water, foot traffic, or cleaning. The quick-setting and quick-drying performance allows a faster return to service than conventional grouts — a key advantage on time-critical UAE fit-out and handover schedules. Protect freshly grouted areas from rapid drying in direct sun or strong air movement during initial cure.
Short Working Time
Ultracolor Plus is quick-setting — working time is shorter than conventional grouts and reduces further in UAE summer heat. Mix small batches and use cool water. Never re-temper grout that has begun to stiffen by adding more water.
Consistent Water Ratio
Use the exact same water ratio for every batch across a single area. Variation in water content between batches causes visible colour differences in the finished joints — particularly noticeable on large floor areas with the lighter colour options.
Prompt Cleaning
The quick-drying characteristic shortens the cleaning window. Clean grout haze from tile faces promptly before it cures — dried grout residue is difficult to remove from textured, riven, or matt-finish tiles without specialist cleaners.
