Biofix Mineral Tile Adhesive — No Slip, Long Open Time
Mineral adhesive with an extremely low chemical additive content for high-performance bonding with no vertical slip and long open time — for porcelain tiles, ceramic tiles, and natural stone across floors and walls, internally and externally.
The long open time is a significant advantage in UAE's hot, dry climate, where standard adhesives skin over quickly and lose bond strength before tiles are placed. The no-slip characteristic suits large-format porcelain and natural stone on UAE villa and commercial walls. Its extremely low chemical additive content supports low-emission, healthier indoor environments across residential and commercial fit-outs in Dubai, Abu Dhabi, and Sharjah.

What is Biofix?
Biofix is a mineral adhesive with an extremely low chemical additive content, engineered for high-performance bonding of porcelain tiles, ceramic tiles, and natural stone. Its mineral-based formulation delivers reliable adhesion with two characteristics installers value most: no vertical slip and a long open time.
The no-slip property allows tiles to be positioned on vertical surfaces without sliding down before the adhesive sets, while the long open time gives more working time per batch — particularly valuable on larger areas and in warm conditions where standard adhesives skin over quickly. Biofix is suitable for floors and walls, for internal and external use, across domestic, commercial, and street furniture applications.

Application Guide — UAE Site Conditions
Follow these steps for optimum bonding performance with Biofix in UAE's hot, dry, and high-humidity environments. Always refer to the current Mapei Technical Data Sheet for exact mixing ratios, open times, and coverage rates.
Substrate Preparation
The substrate must be sound, clean, dimensionally stable, and free from dust, oil, grease, laitance, and loose or friable material. Remove any previous coatings or contamination that would prevent adhesion. For external and floor applications, ensure the substrate has cured and dried per the relevant standard. Highly absorbent substrates should be pre-wetted or primed as recommended in the Mapei TDS.
Mixing
Add the Biofix powder to clean water at the ratio stated on the Mapei TDS, mixing with a slow-speed drill and paddle until a smooth, lump-free, workable paste is achieved. Allow the mix to slake (rest) for the time stated in the TDS, then briefly re-mix before use. Use clean, cool water and mix only the quantity that can be applied within the working time.
Applying the Adhesive
Spread the adhesive onto the substrate using the flat side of a notched trowel, then comb through with the notched edge to create ridges of uniform depth. Apply only as much adhesive as can be tiled over within the open time. For large-format porcelain and natural stone, and for all external applications, use the back-buttering technique to achieve full adhesive coverage on the tile underside.
Placing the Tiles
Place each tile firmly into the adhesive ridges with a slight sliding and pressing motion to collapse the ridges and achieve full contact. Biofix's no-slip characteristic holds wall tiles in position without sliding, but always check alignment and adjust within the open time. Use tile spacers to maintain consistent joint widths. Periodically lift a placed tile to confirm full adhesive transfer to the tile back.
Curing & Grouting
Allow the adhesive to set and cure per the Mapei TDS before grouting, trafficking, or loading the tiled surface. Do not grout until the adhesive has developed sufficient strength. Protect freshly tiled areas from rapid drying in direct sun, strong air movement, and rain during the initial set. For external and floor work, allow the full recommended curing period before exposing to service loads.
Substrate Suction
On highly absorbent, dry, or sun-heated UAE substrates, pre-dampen or prime before tiling. Excessive substrate suction draws water from the adhesive, shortening open time and reducing bond strength — the opposite of the long open time Biofix is designed to deliver.
Full Coverage
For external applications, wet areas, large-format tiles, and natural stone, achieve full adhesive coverage by back-buttering. Voids behind tiles trap water and create weak points that fail under thermal cycling — a real risk on UAE external façades.
Cool Water Mixing
Mix with clean, cool water and observe the slaking time. Although Biofix has a long open time, very hot mixing water and direct-sun mixing still accelerate setting and reduce the effective working window in UAE summer conditions.
