What is MasterSeal® 609?
MasterSeal® 609 is a single-component, non-fibrated bitumen liquid emulsion engineered to provide a tough, seamless, tack-free waterproof and protective coating for a wide range of construction substrates. Cold-applied using a stiff brush, it requires no heating or mixing and is ready to use directly from the drum.
It is solvent-free, low-odour, and safe for use in partially enclosed construction spaces — a meaningful advantage for UAE's large volume of basement, underground car park, and below-grade civil projects where forced ventilation may not be available during application. MasterSeal® 609 cures to a hard, impermeable, vapour-permeable protective film that remains permanently adhered to the substrate.

For hot, very dry, and highly porous concrete surfaces — common in peak UAE summer conditions — pre-prime the substrate by diluting MasterSeal® 609 with clean water at a 1:6 ratio by weight. Apply this diluted primer coat and allow to dry fully before applying the main undiluted coats. This reduces rapid surface absorption and ensures good adhesion of the full-strength coating.

Application Guide — UAE Site Conditions
Follow these steps for optimum damp-proofing and protective coating performance with MasterSeal® 609 in UAE's hot, coastal, and high-humidity environments.
Substrate Preparation
All surfaces must be sound, even, free from dust, loose particles, grease, oil, and any surface contamination. Remove all laitance, loose or friable material, and any previous coatings that would prevent adhesion. For concrete surfaces, remove formwork release agents by mechanical cleaning, wire brushing, or light blasting as appropriate to the substrate condition.
Substrate Condition Check
MasterSeal® 609 may be applied to damp but not waterlogged surfaces — an important practical advantage on UAE below-grade construction sites where groundwater management during construction is ongoing. Do not apply to standing water or saturated-surface-wet concrete. For hot, very dry, and highly porous concrete surfaces, pre-prime the substrate by diluting MasterSeal® 609 with clean water at a 1:6 ratio by weight. Allow this primer application to dry fully before applying the main coats.
Preparation Before Use
MasterSeal® 609 is a single-component product supplied ready to use — no mixing of separate components is required. However, bitumen emulsions undergo some degree of sedimentation during storage and transport. Stir the product thoroughly before first use and stir occasionally during application if using from a large 200 L drum over an extended period. Do not add water or thinners to the product — this alters the solid content and waterproofing film thickness.
First Coat Application
Apply MasterSeal® 609 evenly and in one direction using a stiff bristle brush. Ensure complete, uniform coverage across the entire surface at a coverage rate of 3–5 m²/L per coat, adjusting for actual substrate porosity as confirmed by site trial. Dampen the brush before first use and occasionally during application to prevent clogging of the bristles and ease movement of the material across the surface.
Second Coat Application
Allow the first coat to dry completely before applying the second coat — typically 6–8 hours at +25°C, longer in humid conditions and at night temperatures. Apply the second coat at right angles to the first coat. This cross-directional application ensures any pinholes, brush marks, or thin spots in the first coat are covered by the second, creating a continuous, uniform two-layer waterproof film. The minimum two-coat system is not a recommendation — it is the minimum required to achieve a reliable, gap-free waterproofing film.
Curing & Protection
Once both coats have been applied, protect the cured membrane from mechanical damage, trafficking, and backfilling until full hardness is achieved. The cured film is tough and tack-free but can be cut or damaged by sharp edges, stone point loads, and backfill aggregate impact. Where exposed to mechanical loading from backfill or aggregate, install a protection board (polystyrene or fibreboard) against the cured membrane before backfill commences.
Post-Application Performance
The cured MasterSeal® 609 coating provides a tough, seamless, vapour-permeable damp-proofing and protective membrane with long-term resistance to water ingress, chloride penetration, aggressive soil chemistry, and mild acid and alkali attack. Suitable for below-grade concrete foundations, retaining walls, basement walls, buried structural steelwork, underground pipework, built-up roofing systems, and general damp-proofing across UAE residential, commercial, and infrastructure project types.
Through-Cure Check
Do not rely on surface dryness alone to confirm cure in UAE summer heat. Press the film firmly — a fully through-cured first coat is hard and tack-free with no flexibility. Premature second coat application over an incompletely cured first coat produces a weak, delamination-prone membrane.
No Thinning
Do not add water or thinners to MasterSeal® 609. Thinning reduces the solid content, thins the dried film, and reduces waterproofing effectiveness. Use the product as supplied from the drum. For hot/dry substrates, dilute only for the initial primer coat at the stated 1:6 ratio.
Backfill Protection
Always install protection board before backfilling against coated below-grade walls. Angular UAE backfill aggregate will puncture or abrade the cured film during compaction — protection board is a required component of the system, not an optional extra.
