What is SikaTop® Seal 107 AE?
SikaTop® Seal 107 AE (formerly SikaTop® Seal-107) is a two-part polymer modified cementitious waterproof mortar slurry comprising a liquid polymer component (Part A) and a cement-based mix incorporating special admixtures (Part B). When mixed together, it forms a rigid, hard-wearing waterproof coating that bonds tenaciously to concrete, cementitious rendering, brickwork, and blockwork.
It provides interior and exterior waterproofing and damp-proofing, concrete surface protection to improve durability, rigid waterproofing of wet areas and basement walls in new construction and refurbishment, and pore and blowhole filling. Suitable for use in hot and tropical climatic conditions — specifically formulated for UAE and Gulf region site environments under the AE designation.

Pour Part A liquid into a clean container. Gradually add Part B powder while mixing using a slow-speed drill with paddle mixer. Mix until a uniform, lump-free slurry is obtained. Use the full pre-measured kit — do not split partial packs unless quantities are weighed accurately.

Application Guide — UAE Site Conditions
Follow these steps for optimum waterproofing and damp-proofing performance with SikaTop® Seal 107 AE in UAE's hot, coastal, and high-humidity environments.
Surface Preparation
All substrates must be clean, sound, and free from dust, oil, grease, laitance, loose particles, curing compounds, and any previous coatings that could impair adhesion. Remove laitance and weak concrete by mechanical means — wire brushing, sandblasting, or high-pressure water jetting. Repair all cracks, honeycombs, and defects with appropriate Sika repair mortars before applying the waterproof slurry. Flush all surfaces with clean water to achieve a saturated surface dry (SSD) condition.
Pore & Blowhole Filling
For concrete surfaces with visible blowholes, surface voids, or honeycombing, apply a slurry coat of SikaTop® Seal 107 AE by stiff brush, working it firmly into the surface pores and voids. Allow this initial filling coat to set before applying subsequent full coats. This step is particularly important for fair-faced concrete and cast-in-situ walls where surface defects are common.
Mixing
Pour the full Part A liquid polymer into a clean mixing container. Gradually add the full Part B powder while continuously mixing with a slow-speed drill and paddle mixer. Mix until a uniform, smooth, lump-free slurry is achieved. Use the pre-measured full kit — do not add water or alter the mix proportions. Mixed material has a limited pot life — prepare only what can be applied within the workability window, which reduces significantly in UAE summer temperatures.
First Coat Application
Apply the first coat of SikaTop® Seal 107 AE to the pre-dampened, SSD substrate using a stiff bristle brush, working the slurry firmly into the surface to ensure intimate bond and complete coverage. Apply at the specified coverage rate per the product TDS. Ensure no pinholes, holidays, or uncoated areas remain in the first coat.
Second Coat Application
Apply the second coat at right angles to the first, once the first coat has set sufficiently but before it fully dries out. The crosswise application pattern ensures complete coverage and eliminates pinholes that may have been missed in the first coat. For basement walls and wet area applications, two coats are the minimum requirement for reliable waterproofing performance.
Curing & Protection
Protect the freshly applied coating from direct sun, rapid drying, and rain for the full curing period. Damp cure the applied coats by keeping the surface moist during initial curing in hot and dry conditions. Do not allow the coating to dry out prematurely — slow curing under moist conditions produces a denser, stronger, more waterproof film than rapid drying in hot dry air.
Rigid System
SikaTop® Seal 107 AE is a rigid waterproofing system — it does not accommodate structural movement or crack bridging. For structures subject to movement, specify a flexible or elastomeric system such as Sikalastic® 152 AE or MasterSeal® 588.
Dry Substrate
Do not apply to dry, dusty, or overheated concrete. The substrate must be in SSD condition — saturated surface dry. Dry substrates absorb mixing water from the slurry, weakening the bond and reducing waterproofing effectiveness.
Pot Life in Heat
Pot life is significantly reduced at UAE summer temperatures. Mix only what can be applied within the working window. Never re-temper with water once the slurry begins to stiffen — discard and prepare a fresh mix.
